Preventive maintenance is the practice of regularly inspecting and servicing park infrastructure on a defined schedule, before failure occurs. Common preventive maintenance items in mobile home parks include water-line pressure tests, drainage and grading inspections, lighting and signage audits, snow-plow contracts, tree-trimming, and HVAC seasonal service. Operators with a documented preventive-maintenance schedule see roughly 40 percent fewer emergency calls and substantially longer lifespans on common-area infrastructure compared to reactive-only operations.
